Military and PCS buyers.

If you are relocating to Camp Pendleton on orders, your search has limits a civilian buyer never deals with.

Your report date is not flexible. Your BAH is set by your pay grade, your dependents and your duty station. Your VA loan comes with an appraisal process that can cost you the house. That happens when the agent and the lender did not plan for it.

Anthony builds the timeline around your PCS date, not around a generic 30-day escrow. He pairs you with Nick Nagy at Loan Factory, who knows which veterans are exempt from the funding fee.

When your orders say you report in 45 days, you cannot restart the search with a second agent. Anthony plans each of those steps before you arrive, so the process does not surprise him. That means it does not surprise you.

First-time buyers, especially moving inland from the coast.

Many first-time buyers here are moving inland from San Diego, Orange County or Los Angeles, for a house they can actually afford.

You have been renting near the coast, watching starter homes sell for far more than you can carry. You have finally admitted that Murrieta or Menifee is where your first house is going to be.

You are not wrong. But there are four expensive mistakes waiting if you search by city name and list price alone.

  1. Mistake 1

    You do not know Mello-Roos exists until you are already in escrow.

    You see a Menifee house in the mid five hundreds and run a payment in a calculator. Then escrow sends the preliminary title report. There is a special assessment in it that no calculator asked you about.

    That is hundreds a month, for years, on top of the payment you planned. It was never discussed, because the listing did not mention it.

    Anthony checks Mello-Roos per address before you tour. If it is there, you know the real monthly cost before you write.

  2. Mistake 2

    You assume every house in Temecula or Murrieta is the same buy.

    They are not. Some tracts hold value better than others. Dues vary a lot from one tract to the next.

    The boundary line can run down the middle of a street. Anthony verifies which school an address feeds.

    Buying in Temecula without knowing which part of Temecula is like buying a car because you like the badge. Anthony tells you which tracts sit longer when it is your turn to sell.

  3. Mistake 3

    You test the commute on a Saturday.

    Saturday traffic is not your traffic. You will be driving it on a Tuesday at seven, and that drive is a different drive.

    The I-15 swing here is about fifteen minutes depending which side of a city you buy on. Over a year that is days of your life.

    Anthony maps the drive from the address to your work, at the hour you will actually be in the car. If the answer is ugly, you find out before you write.

  4. Mistake 4

    You write off list price without knowing what is winning right now.

    You offer a little under asking because everything is negotiable. Then you learn the accepted offer was never about price at all.

    Anthony tells you what is actually winning in that tract this month. Price, terms, timing, or the way the offer is written. You write once and win, instead of writing three times and losing all three.

First-time buyers are not missing intelligence. They are missing repetitions. Anthony has them.

Move-up buyers already living here.

The third group is families already in one of these seven cities, ready to trade up.

You bought a few years ago. You have built equity. The kids are getting older. You want more room, or a different school, or a yard that does not touch the fence.

Your problem is different from a first-time buyer's. You know exactly which two or three tracts you want. Redhawk. Paseo del Sol. Greer Ranch. Copper Canyon. The Farm.

Those tracts do not turn over often. When one comes up, it is live for two days and there are already showings on the calendar.

You cannot wait until Saturday. You need to know Thursday morning. That is where Anthony's network matters.

Early access is relationships, not luck.

Some of what Anthony sees does not start on a listing site. It starts with a phone call.

That early information comes in three forms.

When you are targeting two or three specific tracts, one early look changes the whole search. It is the difference between writing in the first 48 hours and writing on day four, when it is already pending.

That does not happen because you refresh a site faster. It happens because your agent's phone rings before the listing goes live.

The rate protection math, for move-up buyers holding a low rate.

You bought in 2020 or 2021 at a rate you will never see again. You want to move. Every time you run the numbers on a bigger house, the payment comes back higher than you can stomach.

Most agents compare your old rate to today's rate and tell you it is rough right now. That is true and it is not useful.

Anthony compares the total monthly cost on both sides. What you pay now, all in: principal, interest, taxes, insurance and dues. Then what you would pay in the new house, all in, including any Mello-Roos.

Sometimes the answer is wait. The move does not pencil, and staying another year is the better call.

Sometimes the answer is different. Your current house carries dues and an assessment that the new one does not. The real increase is much smaller than the rate comparison made it look.

Anthony runs that math with you before you start touring.

Your numbers will be your own. The point is that the rate comparison alone is the wrong number to decide on.

Buying the next house before you sell this one.

You want to buy before you sell. You do not want to move twice. You do not want to rent in between with two kids and a dog.

You also do not want to lose the house because your offer depends on your sale closing first.

This is a bridge conversation, and it is one of the most misunderstood structures in residential real estate.

Anthony does not sell you a bridge. He tells you whether your equity, your income and your current balance support one.

It lets you leave, stage the house, and sell it for the most money, without showings while you are still living there. It also lets you fix up the new house before you move in.

If the honest answer is that the numbers do not support it, that is the answer you get. You hear it before you spend three weeks on a house you cannot buy.

When your tax return does not show what you actually make.

Say you are self-employed. You run a business. Your CPA correctly minimizes your taxable income, which is exactly what you pay a CPA to do.

Your return shows one number. Your deposits show another.

A bank reads the return, sees the small number and stops there.

Anthony sends you to a lender who reads the deposits. That can mean 12 to 24 months of bank statements. It can also mean a profit and loss statement from your CPA. If most of your net worth sits in investments, there are programs that qualify on assets instead of income.

Your real income gets recognized. Your buying power reflects what you actually make.

The other half of the answer.

You do not need 20 percent down to buy here. That is the single most common reason people wait a year longer than they had to.

FHA opens the door at 3.5 percent down. The $5,000 Down lane is built for a buyer with steady income who has not saved a pile yet.

On PCS orders out of Camp Pendleton, VA financing can mean zero down. It gets planned around your orders instead of a standard closing calendar.

Knowing the tract is half of it. What it costs to get into it is the other half.
