Murrieta, Temecula and Menifee sit within twenty minutes of each other and get searched as one market. They are not one market. Mello-Roos runs on some tracts and not others, school boundaries cut through neighborhoods rather than around them, and the I-15 commute changes by fifteen minutes depending which side of a city you buy on. None of that is on the listing. All of it is on your monthly payment.

What should I know before moving to Murrieta?

The house itself is usually the easy part.
Murrieta or Temecula: which is better?
Temecula generally prices higher and carries the wine-country and Old Town draw. Murrieta usually gives more house per dollar and a shorter run to the 215. Menifee is the newest inventory and the most new-construction incentive. The right answer depends on commute direction and school priority, and it is worth ten minutes before you tour anything.
Is there a way to avoid Mello-Roos?
Yes. Buy in a tract that never had a Community Facilities District, which mostly means older neighborhoods. It is a real filter and it is checkable per address before you make an offer.

Generally yes, when the pre-approval is done before you arrive rather than after you find the house. The delays on VA files are almost always documentation and appraisal scheduling, both of which can be started early.
