Southwest Riverside County · Buying with little or nothing down

A VA loan buys a home anywhere in the valley with nothing down; the commute to Pendleton is the real variable.

Murrieta, Temecula and Menifee all show up in the same PCS conversation: zero down, no monthly mortgage insurance, and a drive to base that ranges from a long commute to a genuinely rough one. Here is what changes town to town.

The answer

The direct answer

Camp Pendleton is close enough to make Murrieta, Temecula and Menifee realistic VA purchase options, and far enough that the commute is a real cost, not an afterthought. A VA loan requires no down payment and no monthly mortgage insurance across all three towns. The town-to-town difference is the drive, the price, and what happens to the house if orders move again.

What changes the answer

  • Does a VA loan work the same in Murrieta, Temecula and Menifee?
  • What is the VA funding fee?
  • Can I rent out the house if I get orders to move again?
  • Is there a VA loan limit in Riverside County?

Each one is answered further down this page, and any one can move the outcome on a specific file.

The local number
A VA loan’s one-time funding fee runs 2.15% of the loan amount on a first use with nothing down, waived entirely with a service-connected disability rating, the same terms whether the purchase closes in Murrieta, Temecula or Menifee.

Part of the California Mortgage Answer Desk, and of the Southwest Riverside County questions.

How it works

Murrieta and Menifee: the cheaper, farther option

One Marine answering a PCS question on r/USMC laid out the tradeoff plainly: "If you don’t mind a commute I’d recommend living in Menefee, Murrieta, or Temecula. It’s way cheaper than anywhere near base. If your wife..." A service member stationed in California and applying for a VA loan described looking specifically in this direction on r/MilitaryFinance: "I’m trying to apply for a home loan using the VA. I’m currently stationed in CA and looking in menifee or surrounding areas. I’ll be only using..."

Both Murrieta and Menifee sit inside commuting range of Camp Pendleton and March Air Reserve Base, and listing agents in both towns see VA offers regularly enough that a clean, fully underwritten VA offer is not treated as unusual here.

The detail that matters

Temecula: closer to the coast, still a real drive

A VA buyer relocating for the commute described the payment side on r/REBubble: "Buying in Temecula, CA … averages $3k for 2B+. Would be using a VA loan, so no minimum down nor PMI. Don’t plan on leaving the area for at..." Another Temecula VA buyer, on r/FirstTimeHomeBuyer, described the purchase itself: "My VA home was in Temecula, California, and I paid $0 down on a $475K home. But obviously, it wasn’t free to move in."

That second account is one household’s reported number, not a rate quote, but it shows the mechanic correctly: no down payment on a VA purchase, with the usual closing costs, appraisal and reserves still applying regardless of the loan program.

How it works

What stays the same wherever you buy: zero down, no monthly mortgage insurance, and the funding fee

A VA loan requires no down payment and no monthly mortgage insurance in Murrieta, Temecula and Menifee alike. What replaces the monthly mortgage insurance is a one time funding fee, financed into the loan rather than paid at the table, running 2.15% of the loan amount on a first use with nothing down and waived entirely for a service-connected disability rating.

If you have full entitlement and no other VA loan outstanding, there is no county loan limit on a zero-down VA purchase in Riverside County, which means the constraint on any of these three towns is what your income and credit support, not a program ceiling.

The detail that matters

The commute is the number worth running before you pick the town

A common strategy among PCSing service members is renting the house out on the next set of orders rather than selling it, which keeps the property and the VA-financed purchase working even after the tour ends. That decision is worth planning for before you buy, not after orders arrive.

Get fully underwritten before you shop, then run the actual commute from each candidate town to base on a weekday morning, not a weekend test drive, before deciding which of the three fits.

Questions people here actually ask

The follow-on questions, answered in the order they get asked.

I pcs to Pendleton in February and was wondering if it would be smart to use the va loan to buy a house near Pendleton and live in it till I get

Buying near Pendleton with a VA loan is a realistic option, and so is buying farther out in Murrieta, Temecula or Menifee for a lower price with a longer commute, a tradeoff service members describe making regularly. A common follow-on strategy is renting the house out on the next set of orders rather than selling, which is worth planning for before you buy.

Does a VA loan work the same in Murrieta, Temecula and Menifee?

Yes. Zero down payment, no monthly mortgage insurance, and the same 2.15% first-use funding fee apply in all three towns, since VA loan terms are set by the federal program, not the town. What differs is the commute to base, the price, and the specific tract’s Mello-Roos or HOA structure.

What is the VA funding fee?

A one-time charge financed into the loan rather than paid at closing, running 2.15% on a first use with no down payment. It is waived entirely for a veteran with a service-connected disability rating, or for a surviving spouse receiving dependency and indemnity compensation.

Can I rent out the house if I get orders to move again?

Many service members do exactly that, keeping a VA-financed home as a rental after PCSing rather than selling it. That decision has its own financing and tax considerations worth planning before you buy, not after new orders arrive.

Is there a VA loan limit in Riverside County?

If you have full entitlement and no other VA loan in place, there is no county limit on a zero-down VA purchase anywhere in Riverside County, including Murrieta, Temecula and Menifee. County limits apply only to buyers with reduced entitlement from an existing VA loan.
